This is a location that would make a good subject for a small layout or as a customer on a large® layout. Near as I can tell from the aerial imagery of Madison, Maine, this papermill has three tracks that enter this particular building/warehouse. A pair of tracks enter one corner of the building while a third track runs parallel to this portion of the building before entering further down. I don't have a lot of info on this place so I am assuming at this time that this is a warehouse where finished paper rolls are loaded for shipment. If that assumption is correct, then your primary traffic will be inbound empty paper service boxcars. I think you could pull this off in a compressed form in a 1'x6' board although I would probably consider something 15"-18" deep and closer to 8' in length if I were building this for myself. One other item that might appeal to some of you; it appears that this is the end of a branch giving you the chance to have a train come into view, shuffle loads and empties, and then head back the way it appears. Wish this were clearer but I think you can probably get a good idea of the location from this.
