Glad it's all started and appears to be going OK. How did you get all the fish out?
As the water level drops we drag net the length of the lake; though to be honest the heron are picking the final few off before we get to a final drag.

Full planning permission granted by Ryedale District Council this evening.
18 months and an awful lot of money to get to this point.
And I'm absolutely exhausted.

Surely if these wang out the door at a great rate of knots at the advertised price 'someone' should be falling over themselves to commission these themselves from scratch, the tooling cost not being so much a concern?

Planning committee entourage arriving next Tuesday. Planning decision Tuesday 16th Feb. Fingers crossed!

Just a quick update for those who are curious: the planning decision has been deferred until middle of February pending a site visit by the planning committee in a couple of weeks time. All the statutory consultees are happy and have withdrawn their objections I am therefore hopeful of a planning officer's recommendation for approval.
The retail area will be 1250 square feet and include modelling benches, spray booth, soldering stations, decent AV and instructional area as well as modelling ephemera, railwayana, railway art and models and books. Also cafe with view on to the NYMR running lines. Oh and of course overnight accommodation in sympathetically converted rolling stock.

The greatest malt I never tried was the one Mike Hale banged on about post SECC show this year. On his round he duly went to the bar for a round of the said malt (can't recall the name) only to come back requesting another choice of drink; not because they didn't have it you understand but because it was £80 quid a shot. Hilarious!

Well the revised planning application is in. If anybody would like to read this several thousand page submission please be my guest! It can be found at www.ryedale.gov.uk, go to 'view a planning application'.
The planning reference number is 15/01180/MFUL and it was validated on the 12th October. Letters or e-mails of support would be greatly appreciated.
We anticipate this being decided at committee in January; fingers crossed......

Well we're nearly there. At the last minute the Council has requested a bridge survey for our access point. This is being done next week and will go in with our (redone) flood risk assessment and floodwater attenuation scheme. This has all been done in consultation with the Environment Agency so they should, in theory, withdraw their objections. We'll see. Meanwhile here's a drone shot of the site taken last week.

Ooo! Greenscene and Jarvis are the two brands I avoid like the plague because of their improbably vivid, cartoonish colours. Noch is good (but at their prices, so it damned well ought to be!) while Woodland Scenics isn't bad and more readily available.
Everyone who has used it states emphatically that Polak grass is the best you can get, but it's very difficult to source and I as I haven't yet done that all I can do is pass on the comments of others.
Polak last month appointed a UK and Ireland exclusive distributor so I would anticipate the roll out of their ranges in the next few weeks or so.

Finally, finally we are getting to a point where the planning application will be resubmitted. Hopefully in next 2-3 weeks. The major obstacle has been getting to an agreement with the Environment Agency in the area of mathematical flood modelling. We'll be having Swales and attenuation tanks and all manner of expensive gizmos just so we can build what is effectively a replacement building! Anyway, movement forwards at last.

Update: slowly working through the planning conditions- £12k to fill in a hole on your own land anyone? Got to love our stealth taxes. Looks like we'll be leasing the shop out and concentrating on the reception and accommodation aspects of the site. Still, moving forward!
