The process of giving an energy rating for a commercial premises with vehicular internal access etc differs from the domestic house situation. It will be more like a layout in your garage so I would still recommend thinking carefully about insulation even it it was not mentioned.

We have secured a small business reduction in the business rates which takes 86% off the bill. That leaves us having to pay just over £400 p.a.

 

We also have a grant of £5,000 from Wiltshire Council towards the necessary building works.

 

So far, the local authority seems to like what we are doing.

After your recent event at Corsham I'm sure that Wiltshire Council ought to be doing their level best to offer the club support to repay the attention and people it brings to the county.

Hiya,  check the planning consent, a private members club may come under sie genuis which if the current building was a commercial premises it may have a seperate rating. ie if an industrial unit, it would be rated as such,  If it isnt a commercial premises, check that by providing a club it doesnt been seen as a commercial premises.   If you want to run a little members bar, you will again need to get a licence and very restrictive on exits (not saying you want a little bar)   Check rates also, there may be relief even down to zero rated.   What you mustn't do is if it was used as a exisiting business, assume you can go in and use it for something new without permission.   Hence why a person cant buy a old pub and set up a church, even though the church may be non profit.  Check any outdoor signage you have also as some requires planning consent.

Would it also be a good idea to check on the insurance costs, requirements etc for such a building for if it was to house club members layouts, stock, tools etc. Also would public liability insurance also be required.

Just a quick post to say that we're having an Open Day this Sunday 25th September, so if you fancy a nose around our new clubroom and a look at some of our layouts then do pop along, we'll have Somerford (OO), Wartime (OO), Hedges Hill Cutting (N) up and running and also the Scenic sections of our new, to us, 20' N Gauge layout Matworth.
