Yes, according to the Unity site linked above:

I had to look up offline marina though - a basin off the main canal!

Yes, the Don is tidal to Kirk Sandall, to the W of Hatfield & Stainforth, but around the areas for development it seems to be slightly more elevated, maybe 9-14 m asl according to the OS map spot heights. There’s also a lot of spoil lying round the area if it’s suitable for building up level for the new developments. 
So not quite as low lying as Toll Bar (N of Doncaster) which was badly hit a few years back. 

Edit: tell a lie, just seen a 3 m asl spot height by the M18 services

The river lies to the north of the canal, and has flooded recently (check out Fishlake).

 

There are a lot of spot heights in that area around the 1-3 m mark.

Normally the builders would be required to apply "mitigation" to deal with possible flooding which essentially means passing on the floods to the neighbours. Not really possible there unless they can persuade water to flow uphill.
