Yes, according to the Unity site linked above: Quote Unity will provide over 3,000 new homes in a broad range of settings and styles, a new town centre, offline marina, school and transport hub. There are over 60 hectares (150 acres) dedicated to a variety of new commercial uses and over 80 hectares (200 acres) of open spaces. I had to look up offline marina though - a basin off the main canal! 1

Yes, the Don is tidal to Kirk Sandall, to the W of Hatfield & Stainforth, but around the areas for development it seems to be slightly more elevated, maybe 9-14 m asl according to the OS map spot heights. There’s also a lot of spoil lying round the area if it’s suitable for building up level for the new developments. So not quite as low lying as Toll Bar (N of Doncaster) which was badly hit a few years back. Edit: tell a lie, just seen a 3 m asl spot height by the M18 services Edited July 16, 2021 by eastwestdivide 3 m 2

There are a lot of spot heights in that area around the 1-3 m mark. Adrian 2
RMweb Premium corneliuslundie Posted July 17, 2021 RMweb Premium Share Posted July 17, 2021 Normally the builders would be required to apply "mitigation" to deal with possible flooding which essentially means passing on the floods to the neighbours. Not really possible there unless they can persuade water to flow uphill. Jonathan
