"11 feet 19 inches by 4 feet."  ??????? I trust it's made up of several smaller boards.

To be fair it looks like it has quite a lot of stuff on it (probably a bit too much to look right in the space) but I don't think that alone justifies the price. Is the stock part of the sale? (I'm not interested in purchasing I just wondered.)

What is and isn't included is in the description.

The track and DCC units probably add up to somewhere close to the asking price (at new prices). Whether it represents a sensible and cost effective way to obtain them, though, is rather another matter.

I see the stock isn't. Interestingly although there are wagons on the layout in the photo most of them seem to be derailed...

 

Layouts frequently have stock on them although the small print then states that it isn't included. it's presence, especially if derailed as here, shows a couldn't care less attitude on the part of the seller IMHO.

 

Unfortunately, all the work put into a model rarely is reflected in the sale value. You would probably get more more stripping it all down and selling the separate parts.

Oddly, a Dapol 'rail cleaning wagon' is and so are the tools. So it seems like someone is exiting the hobby.

Many of the other letters are from different sets, too. The tiles are much thicker than others.

One of Dublo's clearout of surplus LNER thirds from 1954 (I can remember them on sale and wondered about the grey roofs, but I didn't have enough pocket money (some things never change!). Without the box there is no way to prove it's genuine however*. Swopping the roof is simple and thus as a rarity it doesn't rate and it's hard to justify the price which is high even by Cartmel standards. Changing the wheels doesn't help with originality either.

 

* Not that the box would prove very much.
